Buying a Waterfront Home in Florida: What to Check

Oceanfront, Intracoastal, river and canal homes each come with their own questions.

By David Lambert, Redfin Realtor · September 20, 2026

Know the type of waterfront

Oceanfront, Intracoastal, riverfront and canal-front homes offer very different experiences. Canal homes may offer a private dock; oceanfront homes offer views and beach access but may face stricter building rules.

Questions to ask

  • What is the condition of the seawall and dock?
  • Are there bridges limiting boat height on the route to open water?
  • What is the flood zone and elevation?
  • Are there coastal construction restrictions affecting future renovations?
  • What are the insurance costs?

Bring in specialists

Consider a seawall or marine inspection in addition to a standard home inspection, and verify permits for docks and lifts with the local building department.
